Can I rquest a walk-thru with a property management company at any time?

I am moving into an apartment with a roommate who has lived there for 2 years. I filled out an application with the property management company and will sign documents saying that I am going to replace the old roommate on the lease. However, the property management company wants me to pay my security deposit to the old roommate who is moving, and we need to decide amongst ourselves how much money she should get back. They have lived there for 2 years. I have no idea the condition of the property before I moved in. If I pay the roommate that is leaving the whole security deposit, I could potentially wind up having my whole security deposit taken by the property management co., regardless of how long I live there. Property management co. are nortorious for taking the whole security deposit from people in San Diego. I want the property management co. to tell us how much money would be taken out of the original deposit at this point. They refuse to get involved with it. What can i do????

  1. You are very smart to have the insight to consider this as a future problem. I hear all the time that the security deposit was kept by the property management company. Especially when it has been a longer lease(usually a few years). They usually claim that they have to replace the carpeting and a few other items along with it. If the property manager refuses to walk through with you, I would propose this as a solution. Offer the roommate you are replacing on the lease, half the amount that they had put down for the security deposit. If they claim that they want the full amount, tell him/her that you will be more than happy to settle after the lease has settled when you move out in the future. In the end neither one of you is left losing the full amount and you are sharing the risk. Half of half is better than nothing. Right? If this other roommate is understanding it should be an adequate resolution. Just be sure to get a copy of the lease settlement statement when the time comes to settle.
